Sensitively Extending a Cottage.

One of a small development of early 20th century cottages in Kilternan, the property enjoys a large garden and panoramic views of the Dublin mountains. When originally built, water was obtained from a communal hand-pump located on the footpath outside.

Purchased by my clients in early 2014, the property had charm and lots of potential, but was in very poor decorative order. The internal layout was a mess with no advantage being taken of the southerly aspect or view. The property consisted of almost equal parts original cottage and 1970’s extension.

The existing floor area was undersized for the three bedrooms required. A tight budget meant that we had to maximise what we had and be selective with any structural interventions. Two small extensions, one front and one rear, provide the additional bedroom and utility space respectively. The rear portion of the existing property was entirely gutted and reconfigured as a large open plan Kitchen – Dining – Living space with enlarged south facing windows and doors opening onto a raised barbecue terrace. The ceiling was removed and opened up into the pitch of the roof, adding volume and character to the living spaces. The existing chimney breast was retained in the space acting as a natural divide and anchor in the multi-function living spaces. The original part of the cottage now houses the three bedrooms and ensuites.

The property received a full thermal upgrade raising its BER rating from a very poor G to a B. The future addition of solar panels or renewable energy source would improve this further.
