Energy-efficient retrofit & refurbishment.

An energy-efficient upgrade and total refurbishment was undertaken of a detached 4-bedroom 1960’s bungalow in Killiney. The house was stripped back to its structure to allow reconfiguration of the layout to suit the needs of modern family life and to drag it onto the 21st century in terms of thermal efficiency.

The original rooms were all spacious but the flow between them, the relationship to the garden, and internal light levels were all lacking. The inclusion of a utility room and storage cupboards allows the spaces to work without clutter. A long view has been set up from the entrance hallway, through the kitchen / family space and out to the rear boundary where there is mature hedging. The perception space is maximised. Large flexible open-plan spaces can adapt to suit the changing needs of a growing family.

We undertook a BER assessment of the original fabric to enable us to guide the client as to the best energy-efficient strategy. The building fabric was fully upgraded, including external insulation, low-energy windows and improved air-tightness - especially to the suspended timber ground floor. A high-efficiency condensing gas boiler is used to heat a multi-zoned system, for maximum flexibility and economy of use.

Allowance was made for the future provision of solar panels to further reduce primary energy demand and eventually supply a substantial portion of the hot-water demand.

As completed, the house requires less than 1/3 of its original energy demand to heat and operate. This will reduce further to 1/4 of the original demand should the solar panels be fitted in the future.
